Commercial Property
Commercial property transactions carry risks that residential conveyancing does not: tenant leases that transfer with the title, goods and services tax treatment, and contracts drafted to favour the other side.
At Williamson & Associates, we have handled Queensland property transactions for over 35 years. We act for buyers and sellers of shops, offices, warehouses, and industrial premises across the state.

The timing question
The capital gains tax changes taking effect from 1 July 2027 have prompted many commercial property owners to review their holdings, and some to sell. Whether that is the right decision for you is a question for your accountant. Getting the transaction done properly, and done in time, is ours.
Book a consultationWhat we do
Selling commercial property
We prepare the contract, deal with tenancy disclosures, manage the treatment of existing leases, and complete settlement through PEXA. Where the property is sold with a tenant in place, we structure the contract so the sale qualifies for the treatment you and your accountant intend.
Buying commercial property
We review the contract and the leases before you sign, conduct the searches that matter for commercial premises, including town planning, environmental, and body corporate records where relevant, and act for you through to registration.
Leases
We draft, review, and negotiate commercial leases for landlords and tenants, including retail shop leases under Queensland's retail tenancy legislation.

Principal Solicitor
Jennifer Williamson
Jennifer Williamson is the Principal of Williamson & Associates. For over 35 years she has acted for buyers and sellers of commercial premises across Queensland, on transactions where a lease, a tenant, or a tax clause changes what the property is worth.
She works alongside your accountant rather than around them. Once you have decided to buy or sell, Jennifer structures the contract so the deal you agreed is the deal that settles.
